ADU Building in Blackstone Valley

Multigenerational Living Solutions

Due to the housing shortage in Massachusetts. We now have The Affordable Homes Act that went into effect in February of 2025. Homeowners can now build ADUs (Accessory Dwelling Units) up to 900 square feet without needing special permits in most single-family residential zoning districts. This simplifies the process and encourages more homeowners to consider adding ADUs.

There are four main types of ADU’s including:

  • Interior ADU (created by converting an existing space within the main house, such as a basement or an attic)
  • Detached units (stand-alone backyard or cottage)
  • Attached units (an addition built onto the side or the back of an existing home)
  • Converted space (repurposing an existing garage or basement into a self-contained living unit )

You must be aware of Local Compliance: While the state law allows for ADUs, municipalities can still impose certain restrictions, such as size limits or regulations on short-term rentals, as long as they are reasonable.

The best part of this new law are the Benefits.

The law aims to alleviate the housing shortage by enabling homeowners to create additional rental units, which increases the overall housing supply in Massachusetts.

Support for Multigenerational Living: ADUs provide a viable option for families looking to accommodate elderly relatives or young adults returning home.

What is an ADU?
  • An ADU is a secondary housing unit on a single-family residential lot.
  • It can be a detached structure, an attached addition, or a converted space within the main home.
  • ADUs are often used for rental income, housing family members, or providing guest accommodations.
  • They typically have their own kitchen, bathroom, and living space.
  • Many cities have specific zoning laws and regulations governing the construction of ADUs.
  • Building an ADU can increase property value and provide flexible living options.
Is there an owner occupancy requirement?

Unlike previous regulations, there is no longer a requirement for the property owner to occupy either the primary residence or the ADU, allowing for greater flexibility in rental arrangements.

Are there financial opportunities add an ADU?

Yes! homeowners can generate rental income from ADUs, helping to offset mortgage payments or other expenses.

When planning for the future, the goal was simple—bring a family member closer while creating a space that truly supports their lifestyle. Transforming the home into a multi-generational living environment, the project centered around designing a custom accessory dwelling unit that offers both independence and connection. By thoughtfully reimagining the existing garage space and extending it with structural enhancements, the new layout now serves as a primary living area, complete with a full kitchen and a comfortable, open design.

An addition at the rear of the home houses a private master suite, featuring a walk-in shower, heated floors, and a spacious walk-in closet—all tailored specifically to the homeowner’s needs. To maintain functionality, a new 26×26 garage was seamlessly integrated into the property, designed to match the home’s architecture so it feels original, not added on. The result is a space that feels natural to the home while thoughtfully supporting everyday living.
